How it works
How it works
Public records in, checked buildings out. Here is the whole model, step by step.
Where the data comes from
We watch public records that show a building has to act: fire code citations and violation notices, permit filings, and condo and board meeting agendas. Every record keeps a link to its source and a copy of what we saw, so you can check it yourself.
The second source is owners who come to us. Building managers, condo boards and property managers use ERRCSCheck to find out what their fire marshal requires. Some of them ask for quotes. Those requests become owner quote requests.
How each record is checked
- Matched to a building and parcel, so the same tower is never sent twice.
- Reviewed by a person before it goes out. Records we cannot confirm are dropped.
- Enriched with entity-level contacts only: the association or owner of record, the management company and its public business line. No personal cell numbers or personal emails.
What an alert contains
| Field | What it holds |
|---|---|
| Building | Name, street address and parcel number |
| Signal | The citation, permit or agenda item, in a sentence |
| Deadline | The date on the record, if the record gives one |
| Who decides | The association or owner of record |
| Manager | The management company, if there is one |
| Contact | A public business line for the association or manager |
| Source | A link to the record and the date we read it |
Delivery
- Monday digest: every new building in your counties from the past week, in one email and a downloadable spreadsheet file.
- Instant email: when a new citation passes review, you hear about it the same day, without waiting for Monday.
- Owner quote requests: sent to you by email as they arrive, with the building details the owner gave us and how they want to be contacted.
How owner requests are shared
- An owner request goes to no more than 3 installers who serve that area, and the owner is told that before they send it.
- Most request types go to one installer. Condo association requests are shared with up to 3 firms.
- If no vetted installer serves the area, we tell the owner and send them their local requirements instead.
Pricing
County Citation Alerts are $399 per county per month, or $299 founding for the first 5 buyers per metro, with a 14-day free trial. Owner quote requests run $200 to $1,250 by job type. The full list is on the pricing page.
Rules we hold ourselves to
- We do not text or cold-call building owners.
- Alerts are never exclusive and capped at 8 seats per county, so a county never fills with more installers than its buildings can support.
- Our owner-facing sites stay neutral: they explain the rules the same way no matter who buys alerts.
- If something we send is not useful, tell us. We refund you and we part as friends.
Questions people ask
How fast is an instant citation email?
It goes out after a new citation passes our review, separate from the Monday digest. Review happens on business days.
Can I pause or cancel?
Yes, any time. Monthly plans stop at the end of the month you cancel.
Can I see a sample before I sign up?
Yes. The installer page on ERRCSCheck shows a sample digest with fictional data, and your 14-day free trial is the real thing.
Do owners know you sell their request?
Yes. The quote form says, before they send it, that the request goes to up to 3 vetted installers who serve their area and that installers pay us for the introduction.
